An ALTA/NSPS Land Title Survey is designed for the benefit all parties in a commercial real estate transaction. The title insurer may use it to delete or determine exceptions, providing the title holder the opportunity of a better title insurance product. ALTA surveys have grown to serve the property purchaser’s interests more widely, and are now used by nearly all parties in a commercial property transaction. They cover:
